Balcony Waterproofing & Structural Remediation
Our team was engaged to investigate significant water ingress affecting the ceilings beneath the front western and rear eastern balconies of a residential property. Early inspections revealed water staining, leaching marks and corrosion to exposed steel beams and lintels—indicating long-term moisture penetration. Additional issues included poor balcony drainage, inadequate falls to floor wastes, ponding risks, missing sill flashings below sliding doors and the absence of a compliant waterproof membrane behind the balcony skirting tiles. Independent invasive inspections by another independent consultant confirmed these defects and identified the waterproofing as the primary cause of failure.
Bayshore Building Solutions was appointed to complete the full rectification works. This included removing balustrades, tiles, cement beds, architraves and sliding doors, followed by installing a new compliant waterproof membrane system in accordance with AS 4654.2. New galvanised steel beam were installed to replace the corroded member, and correct overflow provisions were added. The balconies were then rebuilt with new tiling, reinstated balustrades and full repainting to AS/NZS 2311 standards.
The project was completed as per the scope, fully restoring structural integrity, preventing future water ingress and delivering a compliant, long-lasting waterproofing solution. The property was handed over in excellent condition, meeting all Australian Standards.
